31 Mar Modern Luxury Custom Built Home with ADU Apartment
This three-story, hillside-stacked Oregon Street custom built home gave us an opportunity to flex our creativity in innovative and exciting ways, from the industrial metal siding and single-slope roof of the exterior to the concrete showers and wood-slat walls and ceilings that can be found inside. The goal was to build a modern luxury home in which every detail was carefully considered and every decision served the space and our intentions for it. Not only did this modern custom home need to look beautiful, but it also had to function well, and as part of that, we built out the basement as an ADU apartment. Accessory dwelling units—or ADUs—are additional living spaces that are independent of a primary dwelling unit. Adding an ADU to an existing single-family dwelling can be complicated and costly, however, including an ADU apartment in your custom built home is an achievable, value-added option. Every custom built home begins with a custom floor plan—and the planning process for our Oregon Street project presented a unique set of challenges. Along with incorporating an ADU into the final design, we were also working with a small lot that was on a steep slope. THE HOUSE ON THE HILL
Taking advantage of the lot’s steep slope, we incorporated oversized windows into the design as well as a freestanding fireplace. The large windows maximize the view, flood the area with light and the cedar accents help marry the tree-studded Pacific Northwest landscape with the modern home design. Overall, the interior of the modern custom home is filled with the kind of purpose-built details that make a house both inviting and distinctive, such as striking custom black window frames that carry through to black railings for the stairways. Softening those dark accents are an abundance of natural wood, distinctive modern light fixtures and a home designed to capture as much natural light as possible.
THE HEART OF THE HOME
As anyone who works in residential home design, construction or real estate will tell you, the kitchen is both the heart and showpiece of most homes, whether it’s a simple farmhouse or a modern luxury home. For our Oregon Street custom home build, we wanted the kitchen to be especially stunning, so we pulled out all the stops with a custom backsplash, open shelving, high-end modern appliances and quartz countertops that extend to a gorgeous waterfall counter on the expansive kitchen island. Form and function brought together with every detail thoughtfully considered, right down to the installed Ophora Whole Home water system.
The Home Within the CUSTOM Home Build
So many things about this Oregon Street custom built home make it one of a kind, but one feature that increases both its appeal and value is the fully built out ADU apartment in the basement. Although this is a basement ADU, it’s far from your average basement dwelling. The same level of luxury and consideration that are incorporated throughout the rest of the home are brought to bear in the basement ADU. The modern cabinetry that you’ll find in the main kitchen carries through to the ADU apartment, as do high-end stainless steel appliances and quartz countertops. It also benefits from wood flooring, black window frames and a bathroom that does not spare luxury in its design, material and fixtures. Large closets, a surprising amount of light and other thoughtful amenities make it clear that this basement ADU is a well-thought-out home within a home.
